These terms govern your use of Folio, a Dubai property valuation product operated by Zanii. By opening a Folio account you agree to them.

Estimates, not appraisals

Folio produces model estimates of property value based on public Dubai Land Department transaction data. An estimate is not a formal RICS appraisal, a mortgage valuation, or investment advice. It is a data-driven opinion of value with a stated confidence band, and it can be wrong. Do not treat a Folio number as a guaranteed price or as the sole basis for a purchase, sale, loan or tax decision. For a binding valuation, engage a licensed valuer.

Your account

You are responsible for keeping your sign-in details secure and for the accuracy of the property details you enter. Poor inputs produce poor estimates.

Acceptable use

Use Folio for your own portfolio and lawful purposes. Do not scrape, resell, or redistribute the valuations or comparable data as a competing service, and do not attempt to reverse-engineer the model. The signals and weighting behind Folio valuations are proprietary.

Availability and changes

We work to keep Folioavailable and accurate but provide it on an “as is” basis without warranties. We may update the product, the model, or these terms, and will reflect material changes on this page.

Liability

To the extent permitted by law, Zanii is not liable for losses arising from reliance on a Folio estimate. Property values move, and a model estimate is one input among many in any real decision.

Governing law

These terms are governed by the laws of the United Arab Emirates and the applicable laws of the Emirate of Dubai. Questions go to legal@zanii.agency.
